MICK HARFORD will rue the missed chances after his Luton side dropped down a division with this defeat.
The home side's best chance of the first-half came when Calvin Andrew was fouled on the edge of the box — and Sam Parkin headed wide from the free-kick.
But, three minutes into the second half, Andrew cushioned a deep free-kick into the path of Parkin who poked the ball home.
Just seconds later Brighton's Dean Cox found Ian Westlake at the back post and his looping header soared into the net to level.
The visitors sealed victory when Cox set up Glenn Murray to head the winner.
